This week, I sat down with Vinny and Amy, a couple from Connecticut who plan to sell their home in about a year and move to Florida. Their story is one I hear all the time: they've been binge-watching my YouTube channel, absorbing resources, and scribbling down notes. But they still had questions—big ones. Their home is in fantastic condition, it’s just a bit dated, which means a few smart, budget-friendly tweaks can really elevate its market appeal.
The Takeaways
One of the biggest takeaways from this consultation? You don’t need to spend tens of thousands to get your home market-ready. We talked about things like removing valances, neutralizing paint colors, and staging with fresh (but inexpensive) bedding. It's all about the details—lighting, layout, photo readiness, and understanding your local market.
We also addressed something crucial: insurance and roofs. A 14-year-old roof, even if it’s in excellent shape, may raise red flags for insurance providers—especially in markets like Florida. It’s one of those sneaky issues that can make or break a deal, and I always want my sellers to be ahead of it.
What I Loved About This Session
Vinny and Amy were thoughtful, open, and willing to ask the questions so many people are afraid to voice. Should they sell by owner? How much should they spend updating the kitchen? Will buyers want their brown furniture? (Spoiler alert: probably not—but we talked about options!)
And most importantly, they asked: When do we start talking to agents?
The answer: now. Whether you're six months or a year out, don’t wait. Start meeting agents. Look at their experience in your zip code. Ask how many listings they’ve sold—not just their team or their brokerage, but them personally. Your home sale is too important to leave to chance.
