You rush to Zillow to see your listing… and nothing. Your home is not there.
You call your agent, confused, and they say something that turns your world upside down: your home has been blacklisted from Zillow.
Why? Because your agent posted your home on Facebook before it went live in the MLS.
Yes, you read that right.
If your home is marketed publicly—even a single Facebook post—before it hits the MLS, Zillow will ban your listing for the lifetime of the listing. This isn't speculation—this is their new policy, and it is shaking the real estate industry to its core.
What’s Happening?
This all ties back to something called the Clear Cooperation Policy, introduced by the National Association of Realtors in 2020. It requires any property marketed publicly to be submitted to the MLS within 24 hours. This was designed to promote transparency and ensure all buyers and agents had equal access to listings.
But some brokerages—like Compass—have been using what they call “Office Exclusives” to market properties privately before hitting the MLS. They pitch this to sellers as a way to “test pricing” or “maintain control,” but here’s the truth: it limits your home’s exposure, and now, it could keep your listing off Zillow completely.
Zillow (and now Redfin) have drawn a hard line: If a property is publicly marketed before it’s entered in the MLS, it will not appear on their sites. Ever.
This is huge. Why? Because Zillow and Redfin are where millions of buyers begin their home search.
What This Means for You as a Seller
If your agent doesn't understand this policy—or chooses to ignore it—your listing could vanish from the most powerful real estate platforms in the country. Fewer eyes on your listing means fewer offers. Less competition. And potentially, a much lower sale price.
